The Role

The Vice President, Real Estate Asset Management will oversee the asset management of a growing domestic portfolio that is diversified across geographies and product sectors (including for-rent residential, industrial, retail, and healthcare)! The Vice President will be responsible for onboarding new acquisitions, business plan and budget execution, tenant and broker relationship management, and capital project execution, among other responsibilities. As a senior member of the team, the Vice President will also contribute its expertise during the acquisition and financing process and assist in the refinement of policies and procedures for the business. The Vice President will be based in Boston and will be required to travel domestically on a regular basis. The team is prioritizing candidates with experience asset managing multiple property types.

Primary Responsibilities

  • Collaborate with cross-functional teams representing portfolio management, acquisitions, finance, and legal to deliver on the performance objectives for each owned asset

  • Lead the budget process and business plan formulation (including in connection with new acquisitions). This includes leading the preparation and approval of operating budgets, overseeing capital projects, managing third-party leasing and property management teams, and collaborating with finance to ensure adequate controls are in place.

  • Anticipate and make strategic recommendations with respect to unbudgeted or unforeseen property issues and opportunities; think creatively about ways to add value to assets and the portfolio.

  • Maintain relationships with existing lenders and ensure compliance with loan documentation.

  • Select property managers and leasing agents, lead lease negotiations with support from legal

  • Manage a market profile that aligns with the team’s objectives; build and maintain positive relationships with a broad range of industry professionals including brokers, owners, joint venture partners, legal advisors, and property consultants

  • Collaborate with the acquisitions team on new acquisitions, providing critical perspective on underwriting assumptions, additional market knowledge, and connections to potential property managers and leasing brokers to confirm business plans.

  • Build processes and procedures that ensure adequate controls are in place as the platform grows

  • Provide clear and timely communication to senior leadership team.

Qualifications and Key Competencies

  • Bachelor’s degree required, MBA preferred

  • Minimum of 10 years work experience in commercial real estate required; majority within asset management roles

  • Strong professional relationships throughout the US real estate industry

  • Recent relevant experience in US commercial real estate; acquisitions experience a plus

  • Familiarity with relevant legal documentation (e.g., leases, license agreements, property management agreements, joint venture agreements)

  • Proficiency in Argus, Excel and Yardi Voyager.

  • Management and leadership skills necessary to implement a new product/strategy within Fidelity

  • Critical thinker that can analyze an opportunity and make a quick decision

  • Collaborative, results driven leader.

The Team

Fidelity Investments has established a team in Boston, Massachusetts to invest and manage direct real estate products for Fidelity’s customers. The team is currently overseeing three direct real estate investment vehicles.
