Job Description
The opportunity
The Investment Analyst will assist and support the US Mortgage Production Group in the prudent investment of commercial mortgage investment opportunities in accordance with applicable policies and guidelines. This is accomplished through review of investment packages, preparation of preliminary underwriting templates, analyzing data and sizing transactions. In doing these functions, the Investment Analyst is charged with the responsibility of effectively communicating John Hancock’s requirements to outside parties, assisting with marketing efforts to ensure John Hancock has a strong market presence, developing marketing materials, attending face to face marketing calls with Investment Officers and supporting the oversight of the existing portfolio by completing inspections. In addition, the Investment Analyst will attend local real estate industry events and network with peers in the real estate industry.
Responsibilities:
Responsible for the initial review and underwriting of a commercial real estate transaction.
Using a combination of analytical skills and experience the analyst will be required to assess risk, efficiently and effectively.
- The analyst must be able to thoughtfully decide which loan opportunities have a high probability of meeting the Company’s lending requirements.
Develop questions and/or comments that are relevant to the risks associated with the transaction.
Make recommendations supported by thoughtful analysis.
Assist with the preparation of investment proposals for approval.
Draft Applications to reflect preliminary terms and structure of transactions.
Operate in accordance with the policies, procedures and guidelines of the company and business unit.

Job Requirements:
BA required, preferably in finance or accounting, or sufficient work experience. MBA degree is a plus.
1-3 years minimum of related commercial real estate experience.
Understands real estate fundamentals.
Understands operating and financial statements.
Prior commercial mortgage experience with multiple property types is preferred.
Has excellent written and oral communication skills, and a professional work ethic.
Can operate independently across multiple functions and work well as a team member.
Ability to multitask, and work effectively in a deadline driven environment.
Ability to pay attention to detail, be responsive, show a sense of urgency when appropriate, be decisive and have strong organizational skills with the ability to prioritize.
Display a positive attitude and show enthusiasm.
Exhibit strong interpersonal skills when interacting with people both inside and outside the organization.

The annual base salary for this role is listed below.
Primary Location
Boston, MassachusettsSalary range is expected to be between
$66,675.00 USD - $111,125.00 USDIf you are applying for this role outside of the primary location, please contact recruitment@manulife.com for the salary range for your location. The actual salary will vary depending on local market conditions, geography and relevant job-related factors such as knowledge, skills, qualifications, experience, and education/training.
